ADUs and custom homes

ADUs, additions and custom homes built to Title 24

We build backyard ADUs, garage conversions, room additions and new custom homes across Los Angeles. California's Title 24 energy code is one of the strictest in the country, and we build to it from the first drawing.

What we build

New space, from one room to a whole house

Each of these is a permitted job with drawings, plan check and inspections. We build all four for Los Angeles homeowners.

Backyard

ADUs

A detached unit in the backyard with its own kitchen, bath and entry. Families use them for parents, grown kids, renters or a home office.

Garage

Garage conversions

The garage becomes a bedroom, an office or a full ADU. We insulate it, add windows and bring the wiring and plumbing up to code.

Addition

Room additions

A bigger kitchen, a primary suite or a second story, tied into the structure, roof and systems you already have.

New build

Custom homes

New houses built from the architect's plans, from the foundation to the final inspection. We plan the roof and the panel for solar from the start.

Title 24

California's energy code, built in from day one

Title 24 is one of the strictest energy codes in the country. It sets the insulation, windows, heating and cooling, water heating and lighting for new homes and additions, and since 2020 most new California homes must include solar.

What Title 24 covers in a new home Cutaway drawing of a house. Numbered markers point to the attic and wall insulation, a dual-pane window, the heat pump and indoor unit, the water heater, the ceiling lights and the solar panels on the roof. 1 2 3 4 5 6
  1. InsulationAttic, wall and floor insulation to the levels the code sets for your climate zone.
  2. Windows and doorsDual-pane, low-E glass that meets the code's limits on heat gain and loss.
  3. Heating and coolingEquipment sized from a load calculation. Ducted systems get sealed and tested.
  4. Water heatingHigh-efficiency water heating, often a heat pump water heater.
  5. LightingLED lighting throughout, with vacancy sensors where the code calls for them.
  6. SolarSince 2020 most new California homes must include solar. We plan the roof and the panel for it.

Energy calculations go in with the permit drawings, and the inspectors check the work against them.

How it works

From drawings to final inspection

A new home or ADU involves more people than a remodel: an architect, often an interior designer, plan check and a string of inspections. One office keeps it moving and keeps you posted.

  1. Site visit

We look at the lot, the setbacks, the access and where power, water and sewer come in. That tells you what can be built before anything gets drawn.

  2. Drawings

Your architect draws the plans and your designer picks the finishes. We work with both and price the job from their drawings.

  3. Plan check and permits

The city or county reviews the drawings, the structural engineering and the Title 24 energy report. We stay on it until the permit is issued.

  4. Build and inspect

Foundation, framing, rough plumbing and electrical, insulation, drywall. An inspector signs off each stage before the next one covers it.

  5. Final sign-off

After the final inspection the city or county signs off the permit, and we walk the finished space with you.

What clients say about working with us

Quoted as they wrote them.

The interpretation and completion of the architectural plan requires genuine ability, concentration and organization of every important element which they delivered perfectly. They did a great job closely examining the details, and finished the work few weeks ahead of schedule.

Roy AquinoSan Diego

We converted our garage into a bedroom, and their team worked with us to have high-quality work done at a competitive price. Hanan regularly checked in on the job, and Alik was great on the communication front from the office.
